Before the entire month of October sales figures are in for Davis, here’s a quick note on the month’s residential real estate activity through today, per MLS. Some closings from the last few days may not have posted to the MLS yet, so the figures are likely to increase beyond simply adding this afternoon’s and tomorrow’s closing numbers.
17 closed residential sales – Davis pop. 65,000. Quiet may be an understatement. Economic turmoil keeping home buyers on the fence. Post election pop in activity, hopefully.
33 pending sales – Majority should close in November. Only direction is up.
118 active listings, including 10 short sales and 5 REO’s (bank-owned) – Tight inventory. Don’t expect significant rise in new listings until after the new year. In sum, few buyers, few sellers, supply and demand in relative equilibrium. Prices aren’t moving much as a result. Slight slippage in price until spring, if anything.

Once again, the Davis Downtown Business Association (DDBA) is organizing some Halloween fun for the 12-and-under set between 1-5pm this Friday. Bring your little goblins to the E Street Plaza to make their own trick-or-treat bags and get photos, then it’s off to the many participating downtown businesses providing treats. For years, agents and staff at my Coldwell Banker office at Second and D have dressed as Wizard of Oz characters.

Once again the City of Davis is offering free 45 minute classes on backyard composting and worm composting this coming Friday at 3pm and Saturday at 10am at the Community Gardens located on 5th St. Participants will receive a free composting bin and worms that are ready to turn your kitchen food scraps into rich compost.

In May I posted an entry highlighting the relatively low supply of homes in Davis vs. nearby communities. Back then, Davis had a 5.4 months supply of homes, derived from dividing the current inventory of active listings by closed sales in the last 30 days. The supply has tightened in Davis to 3.7 months today, which is lower than all 18 nearby communities I sampled. Even though Davis only recorded 34 closings during the last 30 days per MetroList MLS, our low inventory is creating an equilibrium between supply and demand which is keeping prices afloat.

In sum, Davis average prices slipped 12.4% for the month and 7.0% YTD when compared to 2007 prices. September 2007 prices were flat (-1.3%) relative to September 2006, while 2007 YTD prices were off 4.1% when compared to 2006 YTD averages. Transaction volume in Davis has slowed considerably this year, down over 22% YTD from 2007, after flattening in 2007 vs. 2006. The above statistics are for residential sales within the city limits, per MetroList MLS.
