Months Supply of Homes

Fairytale Town – Land Park

“Months supply” of homes on the market is the ratio of the current inventory of active listings compared to sales in the last month (April 27th – May 26th). In other words, given recent sales activity, one can estimate how long it would take for the entire inventory of active listings to sell, assuming no new listings were to appear on the market.

Low months supply is a healthy sign. High month supply…not so good.  Below is a somewhat random sample of communities listed from lowest to highest month supply. 

Land Park/Curtis Park  70 listings, 17 solds,   4.1 months

DAVIS  174 listings,  23 solds,   5.4 months

Roseville  730 listings,  130 solds,   5.6 months

Elk Grove   1156 listings,  208 solds,   5.6 months

Composting Workshop for Davis Residents – Got worms?

The City of Davis is hosting workshops on composting this upcoming weekend.  If you’ve been interested in composting, but reluctant for one reason or another, here’s your chance to dig in.

 The City of Davis Public Works Department is offering free composting classes on Friday May 30 at 2:00pm and Saturday May 31 at 10:00am. The classes will be held at the Compost Demonstration area at the Community Gardens on 5th Street. Classes will cover both backyard composting and worm composting. Davis residents in single family homes can receive a free compost bin after attending the class.

To sign up for the class, call the City of Davis Public Works Department at 757-5686.

Yes, the Davis CA real estate market is down from last year, but weathering the storm compared to other communities in greater Sacto. These are median sales price percentage drops comparing first quarter 2008 to first quarter 2007:

Davis  -1.9%

Folsom  -10.9%

Cameron Park/El Dorado Hills  -12.0%

East Sacramento/Land Park/Curtis Park  -13.9%

Auburn  -16.3%

Woodland  -16.7%

Lincoln  -20.0%

West Sacramento  -21.9%

Carmichael/Fair Oaks  -22.8%

Rocklin/Granite Bay  -23.9%

Davis CA real estate stats – through April 30th

Per MLS, here are the latest stats for Davis residential homes sold comparing 2007 and 2008, YTD, April 30th. Most striking is the transaction volume, down 51%.  Average prices have only slipped 4% in Davis. Elsewhere in Yolo County (Woodland, West Sac, etc) and in many other communities in the Sacramento area, year-over-year price declines are much more.

Earth to Davis: Any other Davis homes with geothermal energy?

I’ve posted here previously about the listing at 633 Amherst Drive which utilizes the temperature below ground to generate heating in the winter and cooling in the summer. 633 Amherst is equipped with a WaterFurnace system. A residence on Chalupa Place in Lake Alhambra, which was featured as part of the Street of Dreams ten years ago, utilized a similar energy system when it was newly built. 

If your home uses geothermal energy, please comment, or if you know someone with a geothermal system, give ‘em a call or email and perhaps they would like to post a comment with the following info: the type of system, manufacturer, installer, initial cost, annual energy savings, overall satisfaction, along with any other helpful information. Spread the word. Let’s become more educated about residential geothermal energy use here in town.
